Everyone Wants Electrified Buildings. The Grid Hasn't Gotten the Memo.

At a 2025 roundtable at Greenbuild, a participant in the Sustainable Buildings Collaborative – Americas (SBC Americas) — a hemispheric alliance of building owners, investors, city officials, and utilities from the U.S., Canada, Mexico, and Brazil — described what infrastructure gaps actually look like on the ground: six to ten hours of electricity outages a day, for six months straight. That's not a hypothetical risk sitting somewhere in a slide deck about future energy demand. It's daily operating reality for buildings in parts of the Americas right now, and it's exactly why supply chain and infrastructure readiness became one of the group's central concerns when it held its first working session in late 2025.


The appetite for electrification is not in question. Heat pumps, electrified HVAC, and distributed energy systems keep maturing, and participants across the region see them as increasingly practical. What's in question is whether the systems underneath — the grid, the interconnection process, the materials supply chain — can actually support that shift at scale.


The Grid Is the Bottleneck, Not the Technology

The International Energy Agency has been direct about this: transmission and distribution networks risk becoming the limiting factor on electrification globally if grid investment doesn't accelerate, and permitting timelines for new infrastructure are already emerging as a real constraint. One roundtable participant echoed that concern from the ground level: "There's growing concern of grid reliability… and consolidating energy mix."


The data on regional progress is genuinely mixed. Chile's grid carbon intensity got worse in the middle of the last two decades before improving again, a swing tied to drought years pushing hydro-dependent systems back toward thermal generation. It's a useful reminder that clean electrification isn't a straight line, especially in regions leaning heavily on a single power source that's vulnerable to climate variability. At that point, diversifying generation and building out storage stops being just a decarbonization strategy. It becomes a resilience strategy.


Materials Are Facing Their Own Version of the Same Problem

The materials side of the supply chain has a parallel issue. Demand for lower-carbon building materials is real, but sourcing them isn't easy everywhere. "My market does not prioritize low carbon materials, making it challenging to source and implement these technologies," one participant said. It's a comment that captures how uneven this landscape still is, depending on where you're building.


Transparency tools are starting to close that gap. Environmental Product Declarations give buyers standardized, lifecycle-based data on a material's carbon footprint, and procurement policy is starting to lean on them directly. California's Buy Clean California Act now requires EPD disclosure for structural materials on public projects, and similar rules are emerging in other states and Canadian provinces. Tools like the Embodied Carbon in Construction Calculator are helping translate that data into something procurement teams can actually act on.


This Is a Coordination Problem, Not Just an Engineering One


What comes through clearly in the report is that no single player fixes this alone. Grid modernization needs utility and government investment. Low-carbon materials need manufacturers, developers, and financiers pulling in the same direction at once. The World Green Building Council has made a similar point: reducing embodied carbon takes coordinated action across the entire construction value chain, not isolated wins at any one link.


None of that makes the problem simple. But it does mean the fix isn't waiting on some future technology breakthrough. It's waiting on infrastructure investment and coordination that's already technically possible, just not yet happening fast enough or evenly enough across the hemisphere.
